The redevelopment of 1600 Pacific Avenue in Dallas upgraded the electrical infrastructure for a mixed-use building with a Hilton Garden Inn and 186 apartments. Cummings Electrical saved the owner about $1 million in utility costs and $75,000 in construction expenses by replacing the bus duct system and relocating the unit substation without major retrofits. The project modernized the property while maintaining structural integrity.

Scope of Work

The redevelopment of 1600 Pacific Avenue in downtown Dallas, a 32-story skyscraper formerly the LTV Tower, required complete electrical infrastructure upgrades to support its new mixed-use function. The project converted the building into a Hilton Garden Inn on the lower floors and 186 residential apartments above. Cummings Electrical was responsible for replacing the building’s existing bus duct system and relocating the unit substation to meet new mixed-use demands.
Working closely with the design and engineering teams, Cummings developed a new electrical distribution plan that utilized the existing 480V/277V and 4.16kV systems—an approach that reduced scope and improved efficiency.

Challenges & Solutions

One of the significant challenges was avoiding costly infrastructure retrofits while upgrading power distribution for two distinct occupancies. Cummings coordinated directly with utility design and planning teams to retain the existing utility vault configuration. This allowed the team to develop a custom load distribution plan without requiring utility modifications. By avoiding major retrofits, the project saved the owner approximately $1 million in utility costs and $75,000 in electrical construction savings through strategic value engineering.
