Medical City Dallas Upgrades
Replaced an outdated 8MW plant with a fully automated 24MW, 13.2kV central utility system at Medical City Dallas—all without disrupting critical hospital operations. The phased install included dual 12MW feeds, advanced switchgear, and six 15kV substations to ensure long-term reliability and scalability.

THR Jane & John Justin Tower
The 11-story, 400,000 SF Justin Tower added patient rooms, ORs, and a connector to Richardson Tower—engineered to support four more future floors.

MDN 1A&2A (Confidential Data Center)
This 60MW data center leveraged a semi-modular electrical design to streamline installation, featuring 48 distribution skids and generators supported by Main-Tie-Main switchgear and UPS systems. Cummings coordinated over 30 subcontractors and 130+ MOPs, managing critical infrastructure and commissioning through Level 5—all while overcoming pandemic-related challenges to deliver on schedule.

UTSW Clements University Hospital
Supported a major expansion and renovation of UTSW Clements University Hospital, including a 12-story patient tower, two parking garages, and critical infrastructure upgrades—all while maintaining full hospital operations.

Confidential Financial Data Center
This $125M data center project included MTM switchgear, 10 generators, 6 UPS systems, and prefabricated components to reduce labor costs and improve efficiency. Systems converted 15kV to 480V/415V distribution, meeting strict reliability standards.

Prefabrication

Off-Site Manufacturing
Prefabricated elements are created in our factory setting, where the conditions are controlled for efficiency, precision, quality, and safety. This can include anything from project-specific components to larger, modular sections of a building.
On-Site Assembly
Once our team transports these prefabricated components to the construction site, they are assembled to form the complete structure. The site work is often limited to assembling these modules and connecting utility systems.
Modular Construction
On larger projects, prefabrication is often used in modular construction. Entire residential or commercial units, or even sections of buildings, are constructed off-site and assembled on-site like building blocks. Engineering

Design-Build
In this project delivery method, a single entity, known as the Design-Builder, is responsible for both the design and construction phases. At Cummings Electrical, we often serve as the prime electrical contractor and engineer-of-record with in-house design services, but this can also mean a partnership between an architect and our construction firm. Following this method, our customers have a single contract with the Design-Builder, simplifying communication and coordination.
Design-Assist
This is a hybrid approach where the design team (usually architects and engineers) work closely with the construction team (often specialized subcontractors or general contractors) early in the design phase. Unlike Design-Build, the two teams remain under separate contracts with the owner. In this case, our construction team provides input and assistance to the design team, ensuring the project is feasible and cost-effective from a constructability perspective.
Studies and Calculations
Our engineering team performs comprehensive power system studies—including coordination, arc flash, and short circuit analysis—using industry-standard software. These studies ensure your electrical systems are safe, reliable, and code-compliant from day one. We also provide temporary power system designs to support all phases of construction, ensuring scalable, safe, and efficient power delivery as your site evolves. To support field operations, we deliver detailed technical calculations such as voltage drop analysis, NEC code compliance, conduit pull tension, and duct bank thermal calculations. This precision engineering helps crews make informed decisions in the field, minimizes delays, and keeps projects running smoothly from design through installation.

Our in-house team includes 13 engineers led by 5 licensed Professional Engineers (PEs), with licensure across most U.S. states and the ability to obtain others as needed. Several team members bring over 25 years of experience from diverse backgrounds—preconstruction, utilities, BIM, estimating, and field operations. This well-rounded expertise enables us to deliver practical, value-driven designs tailored to your budget and schedule. Then, we’ll put pen to paper. During this phase of execution, we'll begin planning for the successful execution of the construction of your project. We'll begin to integrate engineering processes and conduct BIM/VDC modeling for accurate planning, and secure scheduling to ensure a seamless handoff to our procurement and execution teams.
Plan and procure materials according to your project requirements.
Next, we'll focus on securing the right materials for your project in alignment with your budget expectations. When beneficial, we'll use MFG prefabrication for critical assemblies. We’ll also pull in experts based on their expertise and experience, known as passion areas, to speed up the process with precision and mitigation of risk.
Execute with precision and comply with safety protocol.
After that, we’ll begin to coordinate with other trades and track progress against milestones. Cummings partnered with Turner Construction to complete the new construction of a two-story Central Utility Plant as part of a major healthcare campus expansion. This facility was designed to support critical hospital operations with a robust electrical infrastructure. At the heart of the system is a 4,000A Main-Tie-Main switchgear, which is fed by twenty-four 4-inch conduits, each containing five 500MCM conductors—providing significant capacity and redundancy to ensure uninterrupted power distribution.
The plant’s emergency power system is supplied by four 1500kW, 4160V generators, all located on the second floor. These generators are configured to maintain essential hospital functions during utility outages, supporting life safety systems and other mission-critical operations. This installation required close coordination with other trades to maintain tight construction schedules and ensure system reliability. Following the successful completion of the Central Utility Plant, Cummings was invited back in 2018 to support the next phase of the project: a major addition and renovation to the existing hospital. This scope included a seven-story, 162,000-square-foot tower expansion. The new tower houses patient rooms, care support areas, and essential infrastructure enhancements to improve overall patient care and operational efficiency. As part of the renovation work, Cummings performed electrical upgrades to several specialized clinical areas, including cardiac catheterization labs, endoscopy and dialysis labs, and hybrid operating rooms. Additionally, we completed upgrades to the women’s health center, as well as enhancements to public-facing spaces such as the lobby and main entrance. Our team worked diligently in active hospital environments to ensure minimal disruption to ongoing patient care while maintaining the highest standards of quality and safety.

23 Springs Granite Cedar Park
The Granite Cedar Maple Tower development is a high-profile, ground-up construction project in Uptown Dallas that spans a 2.56-acre urban site and includes a 27-story Class AA office tower, two standalone restaurant buildings, and a six-level underground parking garage. Cummings Electrical provided full electrical construction services for the entire development, totaling 1,272,984 square feet of above-grade and below-grade space. The scope included the 642,195 SF core and shell office tower, featuring premium office space, a finished lobby, restrooms, and amenity areas designed to attract top-tier tenants. Electrical infrastructure was designed and installed to support future tenant buildouts, Class AA amenity spaces, and high-end lighting and controls systems for public areas. The 614,334 SF below-grade parking garage, spread across six levels, accommodates approximately 1,581 vehicles.
Cummings’ scope included lighting systems, emergency power distribution, smoke evacuation wiring, and coordination of power for garage access and ventilation systems—all while navigating the constraints of a tight urban footprint. Two cold dark shell restaurant buildings were also included in the electrical package: a 5,977 SF single-story building and a 10,478 SF two-story building. These spaces were delivered with core electrical infrastructure to support future commercial kitchen, HVAC, and tenant finish-out requirements. Cummings also played a key role during pre-construction—evaluating power distribution strategies, coordinating below-grade utility pathways, and ensuring code compliance within the dense downtown environment. All systems were built for scalability, energy efficiency, and long-term maintainability.
