Scope of Work
Cummings Electrical provided complete design-build electrical services for The Link at Uptown, a 25-story, 300,000-square-foot office tower in the heart of Dallas. As the electrical contractor and engineer of record, Cummings was responsible for completing electrical system design, installation, and prefabrication. The scope included core and shell electrical infrastructure, life safety systems, exterior lighting, and vertical power distribution to support future tenant finish-out.
Challenges & Solutions
The building in one of the busiest areas of Uptown Dallas had no laydown area, so the team implemented just-in-time delivery and off-site storage for primary materials like generators and lighting. The project also began just as the COVID-19 pandemic took hold, forcing the team to operate under strict health guidelines and staggered shifts to minimize workforce crossover. Supply chain issues caused long lead times for critical equipment, up to 20 weeks in some cases, but early procurement and secure storage prevented any significant delays. The building’s irregular, rounded shape added another layer of complexity. Without standard right angles to measure from, Cummings leaned heavily on their VDC team for precise coordination and prefabrication strategies. Exterior lighting was preassembled in 5-foot increments to fit the building’s curved facade, and elevator lighting systems were prefabricated to reduce installation time from one week per elevator to just one day.
